BB7 was appointed to provide a comprehensive suite of fire safety and accessibility consultancy services for the Bray Town Centre development in Co. Wicklow. Our services included Fire Strategy Design, Disability Access Strategy Design, Fire Safety Certificate Application, Disability Access Certificate Application, and Site Inspection & Certification (Assigned Certifier).
Project scope
Situated in the heart of Bray, the Bray Town Centre development has revitalised the town’s Main Street. It consists of mixed-use retail, leisure, and dining spaces, along with two levels of underground parking, and has since become a central hub for both residents and visitors. The development hosts a range of tenants, including a five-screen Stella Cinema, Bert’s Bowl bowling alley, and popular restaurants such as Elephant & Castle and Wowburger. The project has been a key contributor to the town’s ongoing regeneration.
The BB7 response
Our team worked closely with the architect and wider design team to ensure that both fire safety and accessibility considerations were integrated into the development. Our Fire Safety Strategy was tailored to accommodate the complex mix of uses within the building while meeting compliance requirements under Part B of the Building Regulations. For accessibility, our Disability Access Strategy identified potential compliance risks at an early stage, allowing for proactive solutions and alternative measures where necessary.
As part of the regulatory process, BB7 managed the Fire Safety Certificate and Disability Access Certificate applications, maintaining communication with the relevant authorities to facilitate a smooth approval process. During construction, our team were on-site ensuring that all access elements and fire safety measures were implemented correctly. Our responsibilities included reviewing technical submittals, conducting periodic inspections, verifying contractor and sub-contractor certifications, and ensuring that interior finishes, fittings, and hardware met Part M accessibility standards.
