Assigned certifier

We ensure seamless project execution by coordinating every stage of the building lifecycle. Our expertise in compliance and certification guarantees that your project meets regulatory requirements, allowing it to function safely and efficiently.

Expert Coordination for Safe & Effective Building Management

The Building Control Amendment Regulations (BCAR) 2014 introduced a mandatory requirement for the formal appointment of a competent Assigned Certifier for applicable construction projects in Ireland. This role is crucial in ensuring that buildings meet compliance standards under the Irish Building Regulations.

As part of our fire safety and compliance services, we provide expert support in:

Assigned Certifier Services – Overseeing and coordinating compliance with BCAR 2014 throughout the construction process.
Building Inspections & Compliance Monitoring – Conducting systematic inspections to verify adherence to the Building Regulations.
Fire Safety Certificate & Disability Access Certificate Support – Assisting in the preparation, submission, and compliance of required statutory certificates.
Regulatory Guidance & Stakeholder Coordination – Working closely with design teams, contractors, and local authorities to streamline compliance.
Completion & Certification Assistance, ensuring all necessary documentation, including the Certificate of Compliance on Completion, is in place.

At BB7, we provide a structured, professional approach to fire safety and BCAR compliance, ensuring that projects meet legal requirements while maintaining efficiency in the certification process.

What we do

Our design certifiers inspect roles of the design team, contractor and any specialist sub contractors ensuring all works are reviewed and signed off at the agreed project milestones.

How we do it

BB7 coordinate with the Client, Designers and Building Contractor to create an Inspection Plan and Inspection Notification Framework (INF) for the construction project in accordance with the Code of Practice for Inspecting and Certifying Works. We manage the online Building Control Management System (BCMS) on behalf of the Client and ensure the Local Building Control Authority are provided with all necessary certification at Commencement Stage, during the Construction Stage and at Completion Stage.

Upon completion

Upon satisfactory completion of the construction works and the receipt of all necessary Ancillary Certification and associated documentation, we upload the Certificate of Compliance on Completion to the Local Building Control Authority via the Building Control Management System (BCMS) for validation and entry onto the Register of completed buildings.

Where we help

Upon satisfactory completion of the construction works and the receipt of all necessary BB7 can act as the Assigned Certifier on any construction projects requiring a Commencement Notice or a 7 Day Notice under Building Control Amendment Regulations (BCAR) 2014. Our team of Building Surveyors and Engineers have the experience and competence to support your projects across all sectors.
